Land law terms in Bangla and English
মৌজা
A cadastral unit or revenue village used in Bangladesh land records. It is the smallest unit of land administration.
খতিয়ান
Record of Rights — a document listing land ownership and area for a particular mouza. It contains details of land ownership, classification, and area.
নামজারি
The process of transferring the title of land from seller to buyer in government records. This is essential for establishing legal ownership.
সিএস পর্চা
Cadastral Survey record — original land survey done during British era (1888-1940). Shows original plot numbers and boundaries.
আরএস পর্চা
Revisional Survey record — updated survey conducted after independence (1962-1972). Updated version of CS records.
বিএস পর্চা
Bangladesh Survey Porcha — most recent land survey record conducted from 1980s onwards. Current standard for land records.
দাগ নম্বর
Plot number — unique identifier for a specific piece of land within a mouza. Used in all land records and surveys.
জমাবন্দি
Annual land revenue record showing current ownership and land classification. Updated yearly by the land office.
বায়া দলিল
Sale deed — legal document transferring property ownership from seller to buyer. Must be registered with the Sub-Registrar.
কবলা
Another term for sale deed or transfer deed. Common in rural areas of Bangladesh.
পাওয়ার অফ অ্যাটর্নি
Legal document authorizing someone to act on your behalf for property matters. Can be general or special (specific to one transaction).
হিব্বানামা
Gift deed — document for transferring property as a gift without monetary consideration. Must be registered.
ওয়াকফ
Religious endowment — property dedicated for religious or charitable purposes. Cannot be sold without special permission.
খাস জমি
Government-owned fallow land that can be leased to individuals for agricultural purposes. Not freehold property.
বিরোধপূর্ণ দখল
Occupation of land without legal title for a continuous period (typically 12+ years) that may eventually confer ownership rights.
সেব্যাধিকার
Right to use another person's land for a specific purpose (e.g., right of way, access to water).
অধীনস্থ রেজিস্ট্রার অফিস
Government office where property deeds and documents are registered. Essential for legal transfer of property.
এসি ল্যান্ড অফিস
Assistant Commissioner's Land Office — handles land administration, mutation applications, and land-related disputes at the district level.
